Maui Bay Villas Phase I | Kīhei, Hawai‘i


Set on 27 acres in North Kīhei, Maui Bay Villas is Hilton Grand Vacations’ first timeshare property on Maui. The new beachfront resort sits on the site of the former Maui Lu Resort, which closed in 2014; most of the Maui Lu’s original buildings were demolished in 2015. In 2018, GBI was contracted to perform the site grading and utility infrastructure work as part of the Maui Bay Villas Phase I project.


GBI provided a range of services, including site grading, excavation, and the demolition and crushing of the remaining Maui Lu buildings, foundations, parking lots, and utilities. Additionally, GBI added many of the final touches to the new resort, including CRM walls, salt-finished concrete walking paths, and paving. The off-site improvements proved to be the greatest challenge, as they required the 24-hour shutdown of a busy section of one of South Maui’s main thoroughfares. Prior to breaking ground, GBI met with state and county officials to coordinate the massive undertaking, which was initially expected to take 10 weeks to complete. However, when COVID-19-related travel restrictions led to reduced traffic on the roadway, state officials requested that the work begin right away. GBI seized the opportunity, and eight weeks later, the road was reopened to the public. In an act of personal sacrifice, GBI project team members worked 60-hour weeks to finish ahead of schedule.
