Situation
Originally constructed in the 1990s as a manufacturing facility, this campus was acquired for conversion into a state-of-the-art data center. The redevelopment was planned in multiple phases, requiring construction activities to occur while portions of the site remained under the control and operation of the previous tenant. The project presented significant challenges, including building foundations not designed to support the heavy loads associated with modern data center infrastructure and a complex network of undocumented active and abandoned utilities throughout the site.
Solution
GBI has led all civil construction activities across the campus, including site utilities, grading, paving, duct bank trenching, and concrete encasement. Extensive potholing and utility mapping were required to identify existing infrastructure and prevent disruptions to ongoing facility operations. Working collaboratively with multiple general contractors and trade partners, GBI has played a key role in the site’s transformation. Since 2020, GBI has completed:
- More than 20,000 linear feet of storm, sanitary, and water utilities
- Over 25,000 linear feet of duct bank trenching and encasement
- Approximately 57,000 cubic yards of structural excavation
GBI has remained a consistent presence on campus throughout the phased redevelopment, helping deliver critical infrastructure while maintaining operational continuity.
Notable
To accommodate the building’s new use, the existing basement required infill; however, the structure could not support the weight of conventional fill materials. To minimize settlement risks and reduce costs, GBI proposed and installed approximately 38,000 cubic yards of lightweight foamed glass aggregate. Transported by rail from across the country, this innovative solution provided the necessary structural performance while generating significant savings for the owner compared to alternative approaches.
